Marketing At William Raveis, we have our own marketing department. I would send out glossy "Just-Listed" cards for your home to the surrounding 100 neighbors. I also advertise my listings on many other sites such as MLS, Trulia, Realtor.com, Housevalues, Facebook, and of course in your local newspapers. My Goal Normally when I list a home, I talk to the sellers about their goals both finanically and personally. I help them stage their home or de-clutter for the first impression to buyers. I also work with a professional designer/stager who works for Toll Brothers (builders) who can give you a consultation or stage your home for a quick sale. Next, I take many photos for the visual tour, websites and the MLS. It's important to take pictures on a sunny day and try to clean the yard or mulch and plant flowers if possible. I offer you the option of showing your home personally each time with notice and provide feedback from qualified buyers. Some sellers don't feel comfortable using a lockbox and I totally understand that. I also believe that open-houses are a must, typically 1-3 on Sundays. I'll bring my homemade chocolate chip cookies and flyers! It's good to have soft music playing, open all blinds and maybe a candle burning and some lemonade or water out for buyers. You want them to feel right at home. Your home will also be featured on Realtor town tour (usually Thursday mornings involving many agencies). This is excellent exposure! When we receive an offer, I help you negotiate, attend the home inspection (it's a great idea to service the furnace and fix any issues you know of beforehand), the appraisal, and make sure you are ready for the closing including turning off the electric, speaking to your attorney, etc. The sellers usually get a credit for any oil left in the tank.
