In a Dan Jones and Associates survey, respondents gave suggestions as to how Realtors could improve the home buying/selling process. The top five answers: lower your fees be honest listen to a client's needs work hard don't be arrogant That says to me that some respondents didn't feel like Realtors were meeting some pretty minimum expectations. Good agents meet more than minimum expectations. Here is how I strive to meet the needs of my clients: "lower your fees" – I offer a competetive 5% listing. I've never listed a home for more than 5%, and always with a 3% buyer's agent commission. That's 2% for my work, and only when I get the job done. "be honest" – I have to live with my conscience long after a transaction. I also like to sleep at night. I would much rather have a deal fail than worry later that I might have manipulated someone. An honest agent will admit that there are times when it is tempting to alleviate fears by downplaying potential repercussions. I carefully avoid doing that, because what I don't know I don't want to pretend to know. "listen to a client's needs" – I try to understand my client's needs before diving in. I present alternatives as options, not imperatives. Sometimes my clients have a different gameplan than what I would have in the same situation. That's okay. As long as what my clients want me to do is legal and honest, I do it. "work hard" – I get the work done. "don't be arrogant" – My clients and I are a team. I am not the general. I'm not even a quarterback. I'm more like an advisor to monarchs. I give options, I provide information. Clients are paying hard earned money for real estate results, so the final decision should be theirs. I NEVER "SELL" A CLIENT.
