Brian J. Manning has worked as a real estate broker since 1987. Having worked as an account executive in building management with Brown Harris Stevens during the mid-1980's, he gained extensive knowledge of New York City buildings and the ins and outs of co-op boards. He became a broker after selling an apartment in a building he formerly managed. Before rejoining Brown Harris Stevens he had a long a successful association with Charles H. Greenthal. Prior to his work in building management, he spent many years as a teacher at St. John's Preparatory School. The Real Estate Board of New York honored Brian J. Manning in 2007 with one of its Residential Deal of the Year Awards. Brian has built his business on referrals. His friends and family and friends of friends have created the base of his loyal clientele. His new clients benefit as well from his understanding of how buildings work and the requirements and expectations of co-op boards. He also educates his clients about the market, while he is informing them about what properties and building amenities may best serve their needs. Brian has always lived in New York (and presently resides in a building on the Upper East Side that is featured in a famous sitcom). He also maintains a second home in Vail, Colorado. He loves to travel and has skied all over the world.

Abstract:
System and method for characterizing material condition. The system includes a sensor, impedance instrument and processing unit to collect measurements and assess material properties. A model of the system may be used to enable accurate measurements of multiple material properties. A cylindrical model for an electromagnetic field sensor is disclosed for modeling substantially cylindrically symmetric material systems. Sensor designs and data processing approaches are provided to focus the sensitivity of the sensor to localize material conditions. Improved calibration methods are shown. Sizing algorithms are provided to estimate the size of defects such as cracks and corrosion. Corrective measures are provided where the actual material configuration differs from the data processing assumptions. Methods are provided for use of the system to characterize material condition, and detailed illustration is given for corrosion, stress, weld, heat treat, and mechanical damage assessment.
