Each lender and each specific loan may have very different requirements for allowing a short sale. I can help you determine the process necessary and often get the bank to pre approve a short sale which can make the process much smoother. Foreclosures: Ever thought about buying foreclosure? Most of us have thought about buying a home for cheap on the court house steps. I can help answer your questions about this process. The reality is it is usually cheaper to purchase the property after it has been foreclosed. The reason being that most foreclosed properties are sold on the court house steps for a minimum bid of what the seller owes plus missed payments, penalties and interest. This will typically require a purchase price that is much higher than market value. Once the property is foreclosed and the bank owns the property they will have it appraised and will put it on the market at a much lower price than they could have sold it for on the court house steps.
