I work with lenders that can qualify buyers for loans with scores as low as 560. This is much lower than most banks asking for 620-640. 2) Contract for Deed Financing- My own program where a buyer can purchase any property off the MLS; not just what you can find on Craigslist. Inventory is always the problem with these and I found a solution. It is one of my best programs that only a handful of Realtors offer. Used when a buyer can not get bank financing. 3) First Time Buyers- Buying a home for the first time can be a little overwhelming. That is what I am here for! I take care of this group from start to finish. My lenders also provide Down Payment Assistance options. It allows some buyers to have 100% financing. Always remember it is free to work with a buyer's agent. 4) Rural Financing- 100% financing option for buyers looking outside the twin cities. 5) VA Buyers- These 100% financing loans are still one of the best loan products a buyer can ever have. 6) Investors- Both residential and Multi-Family. This directly carries over to my regular buyers that want "the great deal". I have worked with all the banks and know their processes very well. 7) Short Sales- I work with a law firm in Roseville, and this is a free program (costs nothing) allows my clients to have legal representation. Many times the seller gets money at closing. It is called the HAFA program where you get $3,000 for moving expenses at closing. I believe buyers need the assistance of a real estate professional to find the right home for them, help educate them so they understand the home-buying process, and negotiate terms of sale. Sellers, as well, need me to sell their home within a specific time-frame, market their home effectively, find the right buyer, and negotiate terms of sale.
