When i first went to buy a house I had no clue what I was doing. I had no clue about credit, no clue that the Realtor showing me houses was in fact working for the seller. No clue about mortgages. I jumped through all the hoops to make the mortgage broker rich, the Realtor rich and left me holding debt for 30 years. There had to be a better way. A couple of years later it came time to climb up the housing ladder. The swarmy Realtors shoved there business cards in my face looking for an easy pay day from my hard earned equity and the mortgage brokers looked to another sucker for an easy pay day. Instead I did something different. I took somebody who had a low credit score, but was a hard worker and paid their bills on time and sold the house to them. I turned myself into the bank and made it easy for them to be a homeowner. Six years later they are still in the house, have never missed a payment and enjoy being a home owner. I sold the house for more than I could have through the MLS and without paying a dime in Realtor Commissions. When you have equity in your house, or you want to buy a house with a mortgage go the ":traditional" route. When you have no equity, when you can't afford the payments anymore, or if you are turned down for a mortgage this is when you need to talk to me. I can still sell your house for top dollar (even if you owe more than the house is worth) and I can make you buy a house without a mortgage. For those who are think short sale is the only way out, think again. Realtors earn up to 8% commission when you short sale your house. They want you to carry the burden of the IRS tax liability. Learn that there are other ways out of your predicament. Been turned down for a loan modification? Be thankful!! Loan modifications are a fast track to foreclosure.
