I've been selling property in the Southern California area since 1990. I am currently specializing in investment properties and projects such as vacant land for subdividing, single in-fill lots, condo-conversions, multi-family (units), single homes to add-on and resell, condos/townhomes to rehab, and as always still selling regular homes and condos/townhomes. I know that people generally don't have the time to look for properties for rehabbing or building so I provide this service for you. I locate deals throughout Southern California either through the MLS, Internet or by word-of-mouth, I do some preliminary research for you such as investigating what can be done with the property/land, I check local comparables for the resale of the project, and finally I give you an estimated profit and cost sheet so that you can have an idea what you'll make on the project. You take my numbers and you compare them to what you estimate and you can judge for yourself whether it's a deal or not. Just remember, the good deals go quickly, so be ready! Anyway, give me a call, the worst that can happen, like any of my other clients, is that you'll end up paying more taxes than you did last year........because you made so much more money on one of my projects.

After leaving the United States Air Force in 1989 and the United States Air Force Reserves in 1990, while at the same time working as a manager at Inland Container in Ontario, California, I decided to go into Real Estate in 1990. This came about after a big push from a brother-in-law who was in the business at the time but by mainly my father who had built a little wealth relocating/moving homes in Los Angeles. In fact, my brother and I did one ourselves 1993. I went into business in 1990, first at Ambrose Realty for two years then Enciso Realty for about eight years where I went from agent to manager in three years. In 2000, I was recruited to Propertyworks, Inc. to help market and purchase their investment properties for single and multiple housing projects. Since then, I am now the Broker at Propertyworks, Inc and continue to help all my past and current clients improve their real estate positions where personal and investment properties are concerned. I've been in it and stayed in it during those times when real estate was good with all the new Hotshot agents coming in and when real estate was not so good, when those same Hotshot agents left. In addition, because of my own personal investment experience in rehab and new construction projects and that of the exposure to my current investment clients, I feel that I bring to the table something beyond what your average agent/broker can bring and therefore give my clients that edge that they need in this volatile investment market.
