Abstract:

A method and system are provided removing systematic bias from property value predictions obtained using automated property valuation models. The systematic bias is removed by deriving monthly adjustment factors that are location-specific. The monthly adjustment factors are obtained by comparing newly obtained purchase transaction data to model-generated valuations of properties in a base valuation database. The newly obtained purchase transactions may be obtained from newly obtained data on recently completed purchase transactions and loan application data on future purchase transactions. The monthly adjustment factors are applied to the property valuations in the base valuation database to obtain adjusted property values having reduced bias and thus improved accuracy.

Abstract:

A method and machine-readable media are provided for estimating property values. An exemplary method includes obtaining a first estimate of a property from a first property valuation database, the first estimate exhibiting price tier effect bias. The method further includes deriving a price tier effect adjustment factor based on a price tier associated with the property and purchase transaction data. The method further includes adjusting the first estimate to reduce the price tier effect bias using price tier effect adjustment factor, thereby providing a second estimate having reduced price tier effect bias.

Abstract:

A composition of material for making a glow-in-the-dark powder and glaze as well as a process for manufacturing a glow-in-the-dark ceramic. The glow-in-the-dark powder consists of aluminum oxide, strontium carbonate, rare earth, and carbon. The glow-in-the-dark glaze consists of red lead, quartz, zinc oxide, glaze melting block, calcite, Suzhou earth, stannic oxide, limestone, and the glow-in-the-dark powder. The glow-in-the dark powder is first sintered and then grinded to fine powder. The powder is then added to the glow-in-the-dark glaze and stirred vigorously to form a paste that can be applied to ceramic products which are to be sintered to form the final glow-in-the-dark ceramic products.

Abstract:

Electrical power for an electrical device can be acoustically produced. A first portion of an acoustic energy can be received at a piezoelectric transducer. A first electrical energy, produced from the first portion of the acoustic energy, can be conveyed from the piezoelectric transducer and received by a circuit. A bias voltage, produced from the first electrical energy, can be conveyed from the circuit and received at a capacitive transducer. A second portion of the acoustic energy can be received at the capacitive transducer. A second electrical energy, produced from the second portion of the acoustic energy, can be conveyed from the capacitive transducer and used as the electrical power for the electrical device. A ratio of the second electrical energy to the second portion of the acoustic energy can be greater than a ratio of the first electrical energy to the first portion of the acoustic energy.
